Each unit is permitted a maximum of four (4) pets in a unit. No more than two (2) dogs and two (2) cats. Please see the Declaration for more information on dog breed and aquarium restrictions.  

 

Are there any occupancy restrictions? 

No more than one (1) individual enrolled full-time or part-time in a post-secondary educational institution is permitted to live in each bedroom of a unit.  

 

Are there any leasing restrictions? 

Leases must be a minimum of 90 consecutive days.  

 

What are the parking rules for residents? 

Each unit is designated one (1) parking space. No additional spaces are available for lease or sale. 

 

What are the parking rules for visitors? 

Visitor parking is available on site on a first-come, first-serve basis. No owners, residents or tenants are permitted to park in visitor parking at any time.   

 

Are there restrictions regarding changes to the common elements? 

All changes to the common elements must be requested and approved in writing by the Board of Directors prior to any work commencing.  

 

Is there sub-metering of utilities? 

No. 

 

Are there any unusual maintenance items? 

No. 

 

Are there any bulk utilities included in the common expenses?

Is there private waste pickup? 

Yes.

This property has a cleaning service, however no live-in Superintendent.  

The elevator must be booked in advance for move-ins and outs.  

The underground garage requires a garage door opener which is to be turned over upon sale of a unit.  

All units must remain on the Master Key system.
